What to look for when searching for investment-grade properties

Most investment-grade MLS deals are hidden in plain sight. These signals separate likely opportunities from standard retail inventory.

Days on market over 30

Properties sitting 30+ days often have a problem the market is rejecting: condition, price, or title. That problem is frequently solvable.

Price reduction history

Multiple price cuts signal a seller who has tested the market and is losing. More motivated than the original listing suggested.

"As-is" in the listing remarks

Sellers flagging as-is are signaling they will not negotiate repairs. That language attracts investors and filters out most retail buyers.

Estate sales and probate

Heirs often want a fast, clean close more than they want top dollar. These properties frequently need updates and create good opportunities.

Vacant or owner moved out

A vacant property means no showing coordination friction and a seller who is already carrying costs. Motivation tends to be higher.

High rehab or repair-needed remarks

Listings that mention significant repairs or cosmetic needs eliminate most retail buyers immediately, which reduces competition for investors.
